What This Calculator Estimates

This calculator estimates a rough closing-cost total by applying your closing-cost percentage to the purchase price, then adding any prepaid taxes or insurance you expect to bring to closing. It is useful for building a cash-to-close plan before you receive lender paperwork.

Formula / Method Used

The estimate uses two pieces: base closing costs equal purchase price multiplied by the closing-cost percentage, and total closing costs equal base closing costs plus prepaid items. This gives a simple planning estimate rather than a document-level settlement statement.

Worked Example

If a home costs $350,000, estimated closing costs are 3%, and prepaid items are $2,500, the base fee estimate is $10,500. Adding prepaid items produces a total estimated closing cost of $13,000.

How to Interpret the Result

Use the result as a budgeting number for cash needed at closing. A higher percentage or larger prepaid amount means you may need more funds than just your down payment, even if the home price itself is unchanged.
